Building Plan Examples

In this section, we will discuss the New Building Plan and the As Build Plan. The As Build Plan meets exactly the same procedure as the New Building Plan

NOTE: The Plan submission fee will be R 16. 30m² in both scenarios.

 


SITE PLAN

Indicate Street Name, no, Vehicle Entrance (No Obstruction)

Show North Point/Erf No/Adjacent Erf Numbers

Show Distance to Boundaries/Between Buildings

Indicate New and Existing Drainage

Dimension/Position of Septic Tank/French Drain

Indicate all Boundary Dimensions as per SG Diagram

Show Building Lines (Scheme/Annexure T/Title Deed

Show Servitudes (Title deed)

Show and describe New and Existing Buildings

Show Position and Depth of Municipal Drainage connection

Show Municipal Sewer Line

NOTE 1:

If you make use of any gass stoves please note the following notes

1. Fire Note: Fire safety distance min 1m from any opening​

2. Gas Note: 2 x 45kg gas cylinders 9kg DPC fire distinguished

Energy shut-off valve located outside enclosure.

​Installation to be done by registered installer according to SANS 10087 part 1

3. Chimney Note: Braai and Chimney according to SANS 10400 part “V”

NOTE 2:

All New work must be coloured in red as per schedule

New and existing drainage must be shown on the site plan as well

Sewer Note: 110mm o soil pipe to fall min 1:40 and max 1:60

Pool Safety Note: Steel self-closing and locking safety gate as per SABS 1390

Facilities for Disabled Persons (Toilet/ Parking/Ramp)

Drywall to Comply with SANS 10082/ Wood SANS 0163

Show Hot water Layouts and Calculations

Size of Habitable Room (min 6m²/2m)

Fire Walls/Fire Doors/Fire Safety distance (min 1m)

Indicate Buildings/Drainage not to Encroach Servitude

Ventilation (5%) and lightning (10%) in Habitable Rooms

NOTE 1:

In case of the use of any stair cases please show stair note:

Riser 170mm

Tread 250mm

STAIRCASE NOTE:

  • Headroom min. 2100mm (measured vertically from the pitch line.)
  • No flight or stair shall have a vertical rise greater than 3m between landings.
  • Step rise = max 200mm, step tread = min 250mm
  • Variation in dimentions of the riser and the going of the treads in any one flight shall be not more than 6mm, provided.
  • Landing serving two flights in a straight line shall have a min. length of 900mm
  • Where whidth of flights is less than 1.1m handrail at least one side of the flight and on both sides where more than 1.1m
  • Handrail shall not be less than 850mm and not more than 1m high, measured to the top of vertical surface of handrail.
  • No obstruction on or above or near handrail that might obstruct the movement when a hand moving along it.

NOTE 5:

NOTE 7:

Flat roof: Reinforced concrete roof slab to engineer’s specification and design.
